Glad to see issue is fixed, was the software useful to find 192.168.11.100 coming from 3cx windows PC ?

@luisdin Sorry, I must have skipped over that part. Also note you can change a setting in your Fritz!Box under Home Network > Network > YourPbxMachine to "Always assign this network device the same IPv4 address" so you can keep your DHCP mode intact and also ensure the PBX IP remains the same and avoid any issues in the future.
